Who We Are

Interplay is an independent consultancy that builds holistic and actionable energy strategies for the real estate sector.

Bridge the gap

What We Do

We help real estate teams, partners, and stakeholders navigate the complex energy landscape to make informed decisions and investments in their buildings.

The energy transition is in full swing, bringing with it opportunities to lower building energy costs, environmental impacts, and risks. The technology and knowledge to do this already exists, but each project faces unique challenges in applying them.

That’s where we provide support. We enjoy addressing the specific technical, market, policy, and social complexities facing energy projects so that they can move forward. Our goal is to support strategic, economic energy investments that improve the long-term value of buildings, while benefitting communities and the environment.

Municipal + Mixed-Use
Battery Park City Sustainability Plan

Beginning in 2019, the Battery Park City Authority commissioned a Sustainability Plan for the Battery Park City neighborhood to serve as an “innovative model for urban climate action”. A series of studies and reports laid the groundwork for environmental action at the resident, building, and neighborhood level. While at Buro Happold, Anne led the energy planning including benchmarking, strategies, and implementation planning, engaging with a wide range of industry, utility, and government stakeholders.

Retail
Energy Upgrades for Malls

Anne led a study for a leading sustainable fashion non-profit on the environmental and economic benefits of energy retrofits of shopping centers around the United States. The findings detail the techno-economic feasibility of renewable energy installations and energy efficiency upgrades, based on detailed studies of a representative sampling of existing malls. A supplementary report provides detailed project planning and financing guidance for property owners embarking on energy projects.

Commercial
Empire State Building Deep Energy Retrofit

Beginning in 2019, Empire State Realty Trust embarked on the second deep energy retrofit of the Empire State Building, with the goal of achieving 80% reduction in emissions by 2030. The project demonstrates the technical viability and business case for emissions reductions of high rise commercial buildings, and findings were published to serve as a resource for the real estate industry. Anne served as the project manager for the prime technical consultant, Buro Happold, guiding and synthesizing the work of multiple partner teams.

Utilities + Residential
Residential Demand Management

Utilities across North America face pressure to adopt cleaner, distributed energy sources and support building electrification, while ensuring reliability and affordability. At Alphabet’s Sidewalk Labs, in partnership with utilities, Anne developed and piloted residential demand management software to optimize home energy appliances—like HVAC units, water heaters, EV chargers, and batteries—based on energy demand and dynamic tariffs, to reduce electricity bills and improve grid efficiency.
